I have been conducting home inspections in the Valencia area for close to 20 years now and I am very aware of the typical conditions found in the Santa Clarita area.   As buying a home is probably the most expensive purchase you will ever make, having a knowledgeable inspector  in the soil and water issues in the Santa Clarita area will give you peace in mind.  This is not the time to shop for a cheap inspection in the Valencia, Newhall, Saugus, Canyon County and Stevenson Ranch areas.  The cost of a home inspection is very small relative to the home being inspected.

I work differently than most inspectors in the Valencia area as I encourage you to follow me around during the inspection so you can see what is being inspected and I can also give you a clear explanation why a condition is being reported.  I limit myself to two inspections a day in the summer and one a day during the short days in the winter so I am stay at the property until all your questions are answered.

I enjoy working with first time buyers as well with the season home buyers.  At the start of the inspection I will show you how to turn off the water, gas and electricity in case of an emergency. There will also be a  customized short video made on how to turn off the utilities so you have it  for future reference. 

The report is a computerize narrative report with photos and it is easy to read.  The report is sent out within 24 hours of the inspection via email and it will be in a PDF format.  I usually work 7 days a week so my schedule is very flexible to meet your needs. for a home inspection in the Valencia area and in the Los Angeles area.

New California Requirements

California new requirements on about Carbon Monoxide Detectors as of July 1st. 2011. Details of SB 183. This bill requires that a carbon monoxide device be installed in existing dwellings intended for human occupancy that have a fossil fuel burning appliance, fireplace, or an attached garage, provides that the exclusive remedy for failure to install a device is actual damages not to exceed $100, exclusive of any court costs and attorney’s fees, revises the statutory Real Estate Transfer Disclosure Statement to require the seller of a one-to-four residential property or manufactured home to make certain disclosures regarding carbon monoxide devices, smoke detectors, and water heaters, and requires the owner of a rental dwelling unit to maintain carbon monoxide devices in the units
