Big props to Greg Noyes of Pacific West Home Inspections for his home inspection services.  I found him on Angie's List, where he is reviewed very highly, and based on my experience with him, all of the glowing reports were right on the mark.  I called him a couple of days prior to the date I wanted him to inspect the property I was buying in Pacific Palisades, and was able to arrange an appointment with him without any difficulty.  On the day of our appointment, he showed up early and spent the next three hours going over the 2,000 square foot property with a fine-tooth comb, explaining everything that I should be aware of, as well as sharing helpful maintenance tips with me.  In addition to being very pleasant and courteous, Greg is knowledgeable and happy to answer questions and share what he knows.  I received his detailed and well-organized written report (approximately 35 pages) less than 24 hours after the inspection.  One thing I particularly liked about the report is that each of the repair recommendations in his report is prefaced by a code to indicate whether is the suggested repair is simply recommended or is necessary to address a safety hazard.  He also offered to come back to the property for no additional charge to inspect the a/c unit at a later date (it was too cold outside on the day of the inspection to run it) and told me to call him anytime after I moved in if I had questions about any of the systems.  Additionally, when I asked him to recommend an electrician in the area who could address a safety hazard listed in the inspection report, he said he didn't know anyone in the immediate vicinity but would do some research and get back to me promptly with a recommendation, which he did.  One of the things that speaks volumes about the quality of Greg's work is that after meeting him and reviewing his inspection report, my realtor told me that if his mom or sister were buying a place, he would hire Greg to do the inspection.  My realtor has also added Greg's name to the handful of inspectors that he recommends to clients. I would definitely hire him again.

Greg did a full review of the home we are planning to buy and also took us through the house to show us areas of concern, as well as things we should generally know about the house, like how to turn off the gas and water in the case of emergency.

He took his time, explained everything we had questions about and was great to work with.  This is not the first home inspection I've been through, but it was by far the best.

I would highly recommend using Pacific West Home Inspections, and thanks again Greg for a job well done.

Greg didn't actually do an inspection for me, but he came highly recommended. In the home buying process, my brief experience with Greg was a breath of fresh air.

There was a lost email in our correspondence that resulted in some confusion.  Greg showed up while I already had another inspector on site.  I apologized to him for the mix-up, and even offered to pay him for his time.  Greg refused, and kindly told me that it was ok.  As I walked with him to his truck, he even pointed out some things that I should be aware of.  The inspector who was there doing the job (who was also very good and honest) told me later that Greg is an excellent inspector.

In a home-buying process that can be frustrating and make you lose faith in people, people like Greg reaffirm that their are warm professionals here in Los Angeles that approach their work with honesty and integrity.  His quoted rates were very good as well.

Greg was great. We walked through the entire house together, including up in the attic, where he found a problem I wouldn't even have known to look for. He was very thorough, and gave us a long report with pictures showing all the issues with the house. We ended up purchasing the house, and are in escrow now. We'll happily use him again (although we hope we won't have to buy another house any time soon...).

Greg was terrific. He really took the time to take me around and show me things that I would want to know as an eventual owner of the house. I felt like I was taking a college-level course in learning how to maintain a home. His report was incredibly detailed and complete. I will DEFINITELY use his services again in the future.

We have had two home inspections with Greg Noyes in the past 3 months. Each inspection could not have gone more smoothly! Greg is prompt and on time. He does an extremely thorough inspection. He takes time to answer any and all questions. He explains things in detail and in a way that is easy to understand. He is extremely professional, yet also friendly and pleasant to deal with... he even brought along bottled water for us! After the inspections, he provided us with a detailed and easy to understand report. In addition, he was always available to answer any follow-up questions after the inspection. We called him on more than one occasion to get his opinion or advice. He was always happy to assist us with his knowledge and insight. He truly could not have been more helpful. We would use Greg again and again, and recommend him to anyone who needs a home inspection. You will not be disappointed

As prospective buyers, we've worked with Greg once before, and he is extremely thorough, honest, and personable.  He spends quite a long time in his inspections, so be prepared to wait as he examines every inch of the home.  However, if you tag along, you'll learn a lot about houses.  The last time, he even offered to come back and do a nearly gratis follow-up inspection, as part of the attic was obstructed by the seller's boxes.  (Nearly gratis, as the "price" was to be a pastrami sandwich lunch.)  We're working with Greg again for a house that we really hope will be the one.  
Even if it doesn't work out, I'm looking forward to hearing Greg's report.  I highly recommend him!

VISUAL home inspection. Provided information during the inspection about safety concerns and replacement/corrective actions. Provided detailed report with photos. He looked at electrical, plumbing, foundation, structural, water/heating, etc.

We recently moved from WA to CA. In WA, home inspectors are not only licensed but also regulated by the state. CA does not regulate or license the home inspectors. There are several associations in which they can be a member. We went with Pacific West Home Inspections for several reasons.... 1) The owner is the operator and only inspector ... it's a one man show, 2) he is a long standing and active CREIA member, 3) He has done over 10,000 home inspections, 4) His business is established and has a background in construction, 5) Angie reports were favorable, 6) He called me back promptly, asked questions about the home, and gave me a quote over the phone, 7) He could come and do our inspection on a Saturday on very short notice, and 8) his cost was fair.
He arrived @ the home before our appointment time and had already inspected the electric panel and the water heater. Unfortunately, the sellers were present in the home during the inspection because they wanted to "explain" certain "details." It was awkward but Greg, the inspector, was pleasant and took it all in stride. He took my husband and I through the whole inspection process. Explained what code/safety concerns needed repair/replacement and why. Put thoses code/safety concerns in a priorty list .... needs to be done now, can wait a few months, should be further inspected by professional, can wait a few years, can be done by us, etc. It took 4 hours to go through the house, detached garage, crawl space, attic, fence, and yard. Then the seller's agent wanted to discuss the inspectors findings with the seller but Greg, being a true professional, just told the agent that all his findings will be sent to them in his report. Then he met with us at a local coffee shop to discuss the inspection in detail and to go over any questions and concerns that we may have. He sent us his report the next day via e-mail (PDF) as promised. Greg is wonderful, professional, patient, and very informative. We would recommed him to anyone and use his services in any home inspection.

New California Requirements

California new requirements on about Carbon Monoxide Detectors as of July 1st. 2011. Details of SB 183. This bill requires that a carbon monoxide device be installed in existing dwellings intended for human occupancy that have a fossil fuel burning appliance, fireplace, or an attached garage, provides that the exclusive remedy for failure to install a device is actual damages not to exceed $100, exclusive of any court costs and attorney’s fees, revises the statutory Real Estate Transfer Disclosure Statement to require the seller of a one-to-four residential property or manufactured home to make certain disclosures regarding carbon monoxide devices, smoke detectors, and water heaters, and requires the owner of a rental dwelling unit to maintain carbon monoxide devices in the units
